Your portfolio changed since you last checked. Did anyone become military?
A borrower who wasn't active duty at origination may be active duty now. civrel continuously monitors your portfolio for military status changes and alerts you before you take an action that triggers a violation.
The gap between verification and monitoring
Most organizations verify military status once, at loan origination, at lease signing, or when a complaint comes in. Then they stop looking.
But servicemembers activate, deploy, and separate throughout the year. A tenant who signed a lease as a civilian in January may be on active duty orders by June. A borrower who was a reservist at origination may be deployed when you initiate collections in October.
Wells Fargo Dealer Services illegally repossessed more than 860 servicemembers' vehicles. Settlement: $9.5 million. Santander Consumer USA repossessed 760 vehicles from active-duty servicemembers. Settlement: $9.35 million. In both cases, the companies had military verification processes, but verification at a single point in time wasn't enough.
The SCRA protects servicemembers for the duration of their military service plus additional periods after separation. If you're only checking once, you're missing the changes that create violations.
How continuous monitoring works
Set your schedule
Configure monitoring frequency for your organization. Weekly for high-risk portfolios (accounts in collections, leases approaching eviction). Biweekly or monthly for standard monitoring. Quarterly for baseline screening.
Automatic re-screening
civrel automatically re-checks your portfolio against the DMDC on your configured schedule. No manual uploads, no one-off batch jobs. The system runs in the background, every cycle, for every account.
Status change alerts
When a military status changes (activation, deployment, separation) civrel sends an immediate alert to the relevant team. Rate cap adjustment needed? Your lending team knows. Eviction hold required? Your property management team is notified before the filing.
Compliance review gates
For accounts flagged as SCRA-protected, civrel routes them through a compliance review workflow before any adverse action proceeds. Designated compliance contacts must confirm that SCRA procedures have been followed, creating a mandatory checkpoint between status detection and action.
Full audit trail
Every monitoring cycle, every status check, every alert, every action taken or flagged is logged with timestamps and user attribution. When a regulator asks "how did you identify this servicemember, and what did you do?" the answer is in the audit trail.
What you're catching
| Scenario | Without monitoring | With civrel monitoring |
|---|---|---|
| Tenant activates mid-lease | You don't know. You file eviction. DOJ investigates. | Alert on status change. Eviction routed to SCRA compliance review. |
| Borrower deploys after loan origination | Collections proceeds as normal. Vehicle repossessed without court order. | Alert triggers repossession hold. Court order process initiated. |
| Reservist called to active duty | Interest rate stays above 6%. Overcharges accumulate. | Rate cap flag. Automatic calculation of required adjustment. |
| Servicemember separates | Protections expire at different dates for different obligations. You miss one. | Separation tracked. Protection expiration dates calculated per obligation type. |
